They need someone who understands that a home in this market is the largest position they will ever hold, and who will talk about it that way: when to buy, whether the equity sitting in your current place should stay there or move, what a second property does to your position five years out, and when the honest answer is "not yet."

How I work

One long conversation beats ten short ones; most of the value I add happens well before anyone opens a listing app. A good share of my work is with investors, on distressed and off-market property, where the whole question is whether the numbers actually pencil. I'll tell you not to buy: if they don't work, they don't work, and I'd rather keep the relationship than close the deal. How the work comes in

Almost every deal I close comes from a referral or a past client. Not a portal, not an ad, not a lead I bought. That isn't an accident of marketing budget, it's the whole strategy: I would rather have fifty people who would hand me their sister's phone number than five thousand strangers on a list. It also means the work has to be good enough to be worth repeating.
